i need a new asphalt driveway and i was advised never to top coat it because the coating seals the asphalt and then it cannot breather and as a result the asphalt driveway will crack, is this true or should i eventually apply a sealer? | |

yes you should. simply put. i never seen asphalt with lungs. it does not need to breed. let me guess the paver said that. guess why, he wants to do it again in 10 years or so. if its sealed and you crack seal it you will keep your asphalt looking good for a very long time. yes you will have cracks in it at one point. make your sure you have them cracks sealed. this is the number one cause of asphalt failure. water is enemy number one. dont use oil base sealers. not good, tracks in on hot days. water base is best.dont overseal it though. every 3 years is fine.
