When is the best time to apply sealcoat to asphalt in Las Vegas & how long should the lot be closed off?

I have a small commercial aspahlt parking lot near Las Vegas and was wondering the best time to have it sealcoated and how long the lot should be closed to let the sealcoat dry

the best time to sealcoat a freshly laid asphalt is when all oil residue had been removed through oxidation. to test it, spread water on the asphalt and see if there are "rainbows", if there is, it means there are still oil on the asphalt surface and can't be sealed. usually it takes 4 to 8 weeks, depending on the location.
